What Is Polyurethane Foam Jacking?
Polyurethane foam jacking is a form of Foundation Repair known as concrete leveling. Concrete leveling is a procedure used in House Foundation Repair and Apartment Foundation Repair that attempts to even out an uneven surface of concrete by making changes to the surface that the foundation sits on. It is very popular with property owners as it costs about half as much as having to pour replacement concrete.
When your concrete slabs settle, this causes cracks and leaks in your foundation. Settlement of concrete slabs can occur for any number of reasons such as soil erosion, and soils that just naturally consolidate over time. Improper drainage of water away from your foundation is one of the main causes of soil erosion. Other causes of concrete settlement include seismic activity and improper compaction of the fill outside of a foundation in a home with a basement level.
The two similar types of Foundation Repair are slab jacking and structural foam leveling, known as polyurethane foam jacking. While slab jacking works by pumping a grout through your concrete and pushing it up from underneath, foam jacking works a bit differently. Foam jacking does not rely on the hydraulic pressure of a grout to raise the concrete slabs, rather it fills into all the cracks and spaces beneath the concrete slabs and expands and hardens.
The expansion of the air bubbles in the foam is what does the actual lifting in foam jacking, as the liquid resin turns into a structural foam. The liquid resin first finds weak soil and expands into it which causes the sub-soils to get denser and fill in all the voids beneath the slab. An inherent property of all structural foams is that they will always take the path of least resistance, and expand in every direction. They also are able to reach a hydro-intensive state in around 30 minutes when cured properly. In addition to simply leveling your surfaces, different types of foam like closed cell polymer foam will actually not retain any moisture at all, and will not erode once in place.
The fast curing time with polymer foam means that it can be used virtually instantly. Their light weight also means that they will not bring about further settlement of your foundation, as it is not subject to sinking. They also help to prevent new voids from ever forming underneath your foundation because they will keep their cured volume and shape permanently. Polyurethane foam jacking is incredibly versatile and has been used for small foundations, as well as incredibly large ones weighing up to 125 tons.
For these reasons, polyurethane foam jacking is the cheapest and most efficient method of leveling out your concrete slabs and fixing your foundation. It is instantly available, long lasting, and once it’s in place you never have to worry about fixing your foundation again.
